They buy these lots before the land is subdivided and can make a good profit on this part of the process alone. A project manager will build your house on your land and make you a salary and/or a percentage of the project. A custom home builder will often do both depending on the type of business you are running.

Website design By BotEap.comThe role of the project manager is to take care of the project. And that’s it. He will make the calls to the trades and companies that work on the site. He will schedule the delivery of materials, make sure everything is done in an orderly manner and on time, within reason of course. Right now in Edmonton we are so short of trades and workers that nothing is getting done on time.

Website design By BotEap.comBy using a project manager, you will purchase the lot or land on which the house will be built. He will also pay for all the material and, in some cases, will pay for the crafts and sub-crafts and any other necessary labor. With this way of building his house, he will not pay as much premium as what a builder would have been charging him. This means that after all is said and done, he will have some equity in the house. Unfortunately in the houses in which I have done plumbing this has not been the case. The reason is that the owner has something done and then wants it changed. So if I get into a bathroom and you change your mind, that’s a big bonus coming out of your capital. I have seen homeowners do this with windows, kitchens, stairs, bathroom locations, moving the furnace room. And all these have been changed after the work has been done. Now you have to take out the work and start over, of course it costs more than the original price. And the owners think we’re screwing them. But if you change your mind, expect a big hit in your pocket.

The prices are clearer, but the profit for the builders is much higher. They own the lot your house is being built on and they pay for everything until you take possession. You don’t have many options for changes. And any changes you make will cost you dearly. These companies cannot have a house held because they are making changes. They simply have too much money in the project to wait long.
